Everyone runs into financial obstacles at some point, and sometimes those challenges can have an adverse effect on credit. That shouldn’t force you to give up on buying a home, or to take on a loan with terms that could make your financial situation worse. The Solutions program gives you the power to choose a loan type that fits your goals, and the flexibility to refinance at a better rate after the first year.
The Pathways program offers flexible credit requirements for people who don’t have enough savings for a down payment. You can put down as little as $500, with the rest of the 3% down payment coming from gifts, grants, or secondary financing.*
The program also requires no private mortgage insurance (PMI) payments, and features expanded qualifying ratios for people with low-to-moderate incomes.
FHA mortgages, which are insured by the Federal Housing Administration, make homeownership possible for people who might not qualify for conventional mortgage programs. They offer:
- Flexible approval requirements for people who have less-than-perfect credit or lack a traditional credit history
- Low down payment and closing costs, with the option to use gift money for 100% of the down payment
- Expanded qualifying ratios for people with low-to-moderate incomes
